What this climate does to furniture
Dust settles into the weave, not onto it
Desert dust is fine enough to work down between the fibers rather than resting on top, so a vacuum lifts the surface layer and leaves the rest. It is why furniture can be vacuumed weekly and still be genuinely dirty in a way that only shows once it gets extracted.
Pale fabric is the Gilbert default

Sunscreen on the patio set

Sanitizing, and when it is actually worth the money
This is the add-on we recommend most in Gilbert, and it is worth explaining rather than listing.
Cleaning removes soil. Sanitizing deals with what is living in the fabric alongside it, which on a family sofa is a genuinely separate question. - Pre-treatment. Matched to both the fabric and what is actually in it. A juice spill and years of body oil are not the same problem and do not take the same product.
- Cleaning and extraction. Low-moisture where the fabric needs it, hot water extraction where it can take it, and the moisture controlled either way so nothing stays damp for days.
- Add-ons where they were agreed. Sanitizing, conditioning on leather, protectant, pet treatment. Only what you asked for.

What the visit looks like
Most pieces take 30 to 60 minutes. Fabric is generally dry to the touch in two to four hours and quicker with a ceiling fan running. Leather is dry more or less straight away.
Cushions come off and get done on both sides wherever the construction allows. We work around the furniture rather than shifting it, so nothing needs clearing out beforehand and nobody has to drag a sectional across the floor before we arrive.

Every 12 to 24 months in most households, and closer to 12 with children or animals in the house.
The reason the interval is shorter than people expect comes down to contact hours. Furniture gets touched more than any other surface in a home, and body oil transfers into the fabric at the arms and headrest every single time somebody sits down.
It builds slowly enough that you stop registering it, which is why the result surprises people. You are not comparing the piece to last week, you are comparing it to the day it was delivered, and in a house full of kids that gap gets wide faster than anyone expects.
