The 15% comes off the furniture. It does not come off the add-ons, so leather conditioning, fabric protectant, sanitizing, deodorizer and pet urine treatment are charged at full price. We would rather say that here than have you work it out from an invoice.

$150 minimum per visit, applied after the discount. Patio and outdoor pieces sit slightly above the indoor rate, because sun-baked soil takes longer to release. Add-ons are per piece: sanitizing, leather conditioning, fabric protectant, deodoriser and pet urine treatment.

Why the prices are on the site

Most companies in this trade will not publish numbers, and it is not because furniture is too variable to price. A sofa is a sofa.

It is that a figure given in your front room, once somebody has had a look around, is a stronger position than one given on the phone. We would rather lose the call than work that way. If $150 is more than you wanted to spend, you have found that out for free.

Sanitizing, and when it is actually worth the money

This is the add-on we recommend most in Gilbert, and it is worth explaining rather than listing.

Cleaning removes soil. Sanitizing deals with what is living in the fabric alongside it, which on a family sofa is a genuinely separate question. Upholstery holds skin cells, the dust mites feeding on them, whatever the dog brings in from the yard, and bacteria in anything that got spilled and then dried without anybody mentioning it.

The other add-ons

Leather conditioning

Not really optional. Cleaning leather strips the oils that keep the hide flexible, and leaving them out is why leather cracks at the seams and the seat. Cleaning leather without conditioning it afterward does more harm than leaving it alone. Full page.

Fabric protectant

Worth it on light fabric in a house with children or animals, because it buys you the minutes between a spill and a stain. Not worth it on a dark piece in a quiet room. It repels liquid, it does not repel body oil or dust, and anyone telling you otherwise is selling.

Pet urine treatment

Works where the urine is in the fabric. Where it has reached the cushion foam, the source is inside the insert and treating the cover will not resolve it. We will tell you which you have. More here.

Deodoriser

Useful where there is a genuine smell in the fabric, and not something to add by default. Masking an odour you have not removed lasts about a week.

How often to budget for it

Every 12 to 24 months in most households, and closer to 12 with children or animals in the house.

The reason the interval is shorter than people expect comes down to contact hours. Furniture gets touched more than any other surface in a home, and body oil transfers into the fabric at the arms and headrest every single time somebody sits down.

It builds slowly enough that you stop registering it, which is why the result surprises people. You are not comparing the piece to last week, you are comparing it to the day it was delivered, and in a house full of kids that gap gets wide faster than anyone expects.

What does a sofa cost?

$150, or $127.50 with the 15% off. A sectional is $350 regardless of how many pieces it breaks into, a loveseat $120, a large recliner or chair $70, a lounge chair $35, an ottoman $45, dining chairs $15 each and throw pillows $15 each.

Is there a minimum?

$150 per visit. A single sofa meets it exactly. Six dining chairs at $90 does not, so those are worth pairing with something else, which is what most people do anyway.

Why is patio more?

Sun-baked soil takes longer to release. UV bonds it into the fiber rather than leaving it loose, so it is genuinely more work rather than a premium for being outside.

Which add-on is actually worth it?

In Gilbert, usually sanitizing, because so much furniture here has never had a professional clean and so many households have kids and dogs. On leather, the conditioning is not optional. Protectant is worth it on light fabric in a busy house and not worth it on a dark piece nobody uses.

Do you charge more for a bigger house?

What if a piece is not worth cleaning?

We will say so before doing it. If the fabric is worn through or the problem is structural, cleaning takes the soil out and leaves what is actually bothering you. That conversation belongs before you pay.
